Northwest Side
A jewel of a northwest-side neighborhood tucked away from the bustling Lincoln Way West corridor is Brentwood Estates. Just south of Lincoln Way for several blocks on either side of Sheridan Street to Ardmore Trail, this well-maintained neighborhood is a great find.
The streets are lined with huge oak trees. On a typical day, retired folks take their morning walks, people work in their yards and toddlers follow Mom down to the park. The many long-time residents welcome the younger families moving in.
Housing styles include great brick ranches, a few split levels, two stories and many one-story, modified Cape Cod styles.
Brentwood Estates has an abundance of schools. In the heart of the neighborhood is Coquillard Primary Center with the adjacent Westhaven Park. To the east is St. John the Baptist Catholic Grade School and at the edge of the neighborhood is the excellent Dickenson Fine Arts Academy, a magnet for the South Bend public school system.
This distinction was a primary draw for one neighbor.
“I moved here because the school was just down the street, the church I go to is a few blocks away and it was affordable,” the neighbor said. “I’ve liked living here. This is a stable neighborhood rarely does a home go up for sale, but when the sign does go up it doesn’t last long.”
Another long-time resident echoes that sentiment. “This neighborhood has held up,” one resident said. “I’ve lived here 27 years.”
A resident taking his morning walk said, “The neighborhood is well kept and mostly owner-occupied. I’ve lived here a long time and been quite happy”.
Westhaven Park, which is next to Coquillard School, is 5.68 acres and has airplane teeter totters, swings, slides and a jungle gym. This is a perfect playground for the younger kids.
Brentwood Estates is part of the Lincoln Way West Gateway Association. Prices run an average of $80,000 for a three-bedroom brick ranch and can go up to $100,000.
